Celtic Property Management Rental Criteria

Application for Residency:

Anyone planning to live in an apartment age 18 or older managed by Celtic Property Management must first apply and be approved. Upon receipt of an application for residency and a $45.00 application fee, we will begin processing your application for approval. We will verify employment and income, as well as current and previous residency with your mortgage lender or landlord. Soft credit and background checks will also be conducted.

*Anyone falsely looking to rent from Celtic Property Management in order to use the apartment/home as an Air BNB, VRBO, or the like in addition to any subleasing without Celtic Property Management's authorization will be denied.


1) Photo Identification: At the time of submitting your application, you will need to show valid photo identification. This can be state or federally issued. Acceptable identification includes a driver's license, passport, and/or state issued ID card. The request for photo ID is solely for the purpose of verifying identification and no other purpose.  You can find the list of approved documentation for identification below under "Background Checks".

2) Income Requirements: Monthly income must be equal to or greater than 2 ½ times the monthly rental rate. Prospective residents do not have to be employed to qualify. We accept income from sources other than employment such as trust funds, social security, disability benefits, child support, and alimony.

3) Guarantors – If you do not meet one or more of the above criteria, you may be able to qualify for an apartment if you get a third party to guarantee your lease. The guarantor must pass the same application and screening process that you must pass, except that their monthly income must be five (5) times the monthly rent.

4) Background Checks: A background check will be requested from a third-party company and is a mandatory part of the application process. Applicants may present one selection from List A (below) or a combination of one selection from List B (below) and one selection from List C (below) as forms of acceptable documents that establish identity and employment authorization. Anyone without the required documentation will NOT be able to be processed through the application process and therefore, will be disqualified to apply to rent at Celtic Property Management. All documents must be UNEXPIRED.

List A:

1. U.S. Passport or U.S. Passport Card

2. Permanent Resident Card or Alien Registration Receipt Card (Form I-551)

3. Employment Authorization Document w/photograph (Form I-766)

4. Foreign Passport that contains Form I-551 Stamp on Immigrant Visa

List B:

1. Driver's License or ID card issued by a State w/photograph

2. ID card issued by federal, state or local government agencies or entities w/photograph

3. School ID card w/photograph

4. U.S. Military card or draft record

List C:

1. A Social Security Account Number card

2. Certification of report of birth issued by the Department of State (Forms DS-1350, FS-545, FS-240)

3. Original or certified copy of birth certificate issued by a State, county, municipal authority or territory of the U.S. bearing an official seal

4. U.S. Citizen ID Card (Form I-197)

5. Identification Card for Use of Resident Citizen in the U.S. (Form I-179)

6. Employment authorization document issued by the Department of Homeland Security

Any applicant who is found to have a conviction of a felony, any violent crimes involving assault or theft, any drug related crimes, registered sex offender, any crimes against children, or has any open warrants through the background check will be disqualified from renting with Celtic Property Management.

5) Credit History: A credit report will be requested from one of the three credit bureaus. Individuals with a history of late payments and/or collection accounts and a credit history showing : bankruptcy (not satisfied), landlord civil judgment or evictions will be disqualified; vehicle repossession, utility collection account, or 3 or more late rent/mortgage payments in the last 12 months will not qualify to lease an apartment with Celtic Property Management.


Security Deposit: A refundable Security Deposit must be paid in the form of a money order, cashier’s check or through our Online Portal which will hold the property you are applying for, for 30 days. This fee is not required at the time you submit your application, but it must be paid before or on the day of your move in. (Please understand that without this fee, we are still obligated to advertise and show the unit you wish to reserve.)

Lease Terms: Celtic Property Management offers a 12-month lease term to residents. Upon the expiration of the term, residents must sign a new lease to continue occupancy. If a new lease is not signed, then resident will continue month to month at an additional $100.00 charge. Resident may not sublet apartment.

Number of Occupants: The number of occupants in each apartment is limited to the number of bedrooms the apartment contains. There is a limit of 2 people per bedroom. For example, a 2 bedroom apartment is limited to 4 residents.

Pets:  Two pets per unit under 75 pounds is accepted with a onetime non-refundable pet fee of $300.00 and pet rent $20.00 per month per pet. No dangerous or aggressive breeds. Specifically breeds that are NOT ALLOWED are as follows: Akita, Great Dane, German Shepherd, Rottweiler, Doberman Pinscher, Chow Chow, Boxer, Pit Bull, Alaskan Malamute, Siberian Husky, Staffordshire Terrier, Presa Canarios, Cane Corso and Bullmastiff. Some properties are not pet friendly and do not allow pets of any kind. *Does not apply to properly documented and licensed service animals and ESAs. 

Laundry Facilities: There are laundry facilities available at most of Celtic Property Management properties. These are coin operated machines and are used at the resident’s risk. Landlord will not be responsible for lost, stolen, or misplaced items.

Trash: Dumpsters located throughout most of the communities and are for residents use only. Furniture and large items are not permitted. There will be fines for violators, for leaving any items outside the trash containers.

Utilities: Resident is responsible for the following utility services to the apartment home as stated in their lease. It can consist of but not limited to electric, gas, water and trash. Resident will be required to provide confirmation numbers for these utilities in order to get keys when leasing.
